  1.  What's included in the All Inclusive Package?

Electric, Gas (Heat & Hot Water), Cable, Road Runner (High Speed Internet) and / or Phone with a realistic   budgeted amount set as defined under par 2-C of the Lease Agreement.  Unused utilities are not refunded but on rare cases, excess usage expenses may be passed back to the tenant. Actual usage will be available in the office for review.

There is NO Application Fee at Firwood.

  5.  Who do I call for Cable Service ?

No need to call anyone for Basic Cable (70 channels +/- ) as it is already available and installed.  However, there is a favorable charge that will be added to your rent for this optional service. You may however choose to ad other features to your cable such as HBO, Show Time, Digital Service, etc by calling Time Warner  

  6.  Where can I find Firwood's Complex Map ?

You can find Firwood's Complex or Site Map by going to the Home page and clicking on "Maps". This will show each of our buildings on Firwood along with other detail about where you will be living.

  7.  Does Firwood accept Credit Cards ?

Unfortunately, Firwood does not accept credit or debit cards - Sorry

9.  How much is the Deposit and how can I pay?

The full Deposit is $299 for a 1 bedroom, $399 for a 2 bedroom, and $499 for a 3 bedroom  (divided by the occupants). To secure and hold an apartment, a minimum of $100 is needed and payments for the balance will be arranged. Payment(s) can be paid with cash or check.

  10.  How do I get Directions to Firwood Apartments?

• From U.D.  -  Go east (up and away from Brown) on Irving past Irving Commons and turn right (south) on Firwood Drive just past Kramer's. Office is at 344 Firwood Drive Apt D (last building on the left )

• From Airport - (Dayton International) - Take airport access road until it merges into I-70.  East on I-70 about ( & US 75 S)    1.75 miles to I-75 South thru Dayton to exit 51. Left on Edwin C Mosses (under I-75 past UD Arena) then then Right in Stewart. ( follow detour signs back to Stewart) Take Stewart to Brown St. (3rd light).   11.  Who do I call for Electric Service ?

The local Electric Supplier is D. P. & L (Dayton Power and Light) and you would call (937) 331-3900. If you have never had electric in your name, they may require a deposit that is generally equal to the monthly average of your apartment. If heat is not included, don't forget to have the gas put in your name (call Vectren at 1-800-227-1376 or 1-800-909-7668. If you are on the All Inclusive Plan none of the above is necessary.

  13.  Who do I  call for Emergencies (Fire, Injury, etc) - 911

Call  911 and go to a safe area. ( Call Firwood office at 294-1030 office as soon as practical )

  14.  Who do we call for 24 Hour Emergency Service ?

Call the office number at 294-1030 for Emergency Service such as Lock Outs, No Heat, Flooding, Water coming thru ceiling, Refrigerator Out, or Partial power outage (If the entire apartment does not have electric / power, call D P & L).  Call 911 for Fire, Injury, or other immanent safety hazards then call 294-1030 from a safe location. Routine maintenance should be called into the office during office hours.

  15.  What are Flex Rates ?

Flex Rate is the term Firwood uses for the many choices you have for apartment rates.

There are:     Two Basic Rates:  
  ( 1 ) - Years leases - 11 months or more - Lowest per month rate  
  ( 2 ) - School Year -Highest Rate - U. D. - 8 to 9 months (About 23.5% more than Years leases but less total cost than Years Lease commitment) Sinclair - 9.5 to 10.9 months (About 20.0 % more than a Years Lease but less total cost than Years Lease)   Non-Students may apply for rates that fit any of the above plans  
Two Flexible Ways to Pay
  ( 1 ) Monthly Payments due the 1st day of each month or
  ( 2 ) Two Payment Plan (Saves approximately 1 weeks rent over the entire lease)

Cable & Road Runner (H.S. Internet) - Must be purchased from Firwood at a discounted rate (Other cable options available directly from Time Warner )

Flexible All Inclusive Plan available - as an addendum to the lease - Firwood pays your Electric, Gas, Cable, and HS Internet (Phone also available). The Budgeted cost is added but if the total paid is exceeded, the difference would be due at the end of the lease. Actual Electric & Gas cost will be posted in the office to help you monitor your usage. Sorry - No refunds if you use less than budgeted.

  16.  What Floorplans (Layouts) are available  at Firwood ?

There are 10 basic floor plans available that includes ( 6 ) 1 bedrooms,  ( 3 ) 2 bedroom suites, and ( 1 ) 3 bedroom suite. Each of these can be rented either furnished or unfurnished on a variety of Flexible plans. Click on "Layouts" at the top of the page to see each.

  17.  What Furniture is included in a Furnished Apartment ?

*  Beds, Dressers, & Desks  are increased or decreased based on occupants and space available. (see maximum occupants below)

**  No furniture is provided for the den in the 1 BR with den - Use Your den as an Office, Exercise room or Storage, (but not a bedroom)

What's not provided :  Kitchen Utensils, T. V.'s,  VCR's,  Stereos, Linens, and other personal items

  18.  Is there Garage or Covered Parking at Firwood ?

While there is plenty of  Free off street Parking there are No Garages or Covered Parking. (Sorry)

19.  Who do I call for Gas Service (Heat & Hot Water) ?

You can establish Gas Service by calling 1-800-227-1376 or 1-800-909-7668 however, this is not necessary if your Heat is included.  If you have never had gas in your name, they may require a deposit that is generally equal to the monthly average of your apartment. Be sure to call D. P. & L. (Dayton Power & Light) at (937) 331-3900 to establish Electric service in your name.

  20.  Are there many Law or Graduate Students at Firwood ?

Over the years, Firwood has evolved to have more Graduate and Law Students than Undergrads. Not only do we have a large amount of one bedroom suites available but also offer the opportunity to save by sharing a larger two or three bedroom unit. Once a Graduate student moves in, they rarely move out before they graduate.  Firwood has a place for You !

  21.  What can I expect with Heat Paid and what other Type of Heat is available?

When Heat is Paid, we attempt to keep you comfortable from October thru April. Since controlling your cost is important in order to keep your monthly rent rate at a minimum, guidelines have been established that have proved very successful to keep everyone Comfortable. See paragraph 2-b of your lease or click on "Lease" above. The Type of Heat available in the suites that do not include heat paid is Gas Forced Air Furnace. You have full control of heat and may choose to reduce your expenses by keeping your apartment cool or keep it warmer than others may want.  The Flex Rates offer our best "average" estimate.

  22.  Who do I call for High Speed Internet service ?

Internet Service:

Road Runner (cable) - is provided by Firwood and added to your rent as available from our Bulk agreement with Time Warner and runs on their 7 mg system. You can upgrade to Turbo by contacting Time Warner

  23.  Do I need an Insurance Provider ?

While Firwood insures their own property, they do not insure yours. Please be advised to obtain your own Insurance. If you are a student away from home, check with your parents insurance company as you may be covered under their policy. Also note that if you have a fire (caused by you or a guest) or other catastrophic accident, you may be responsible for ALL damages including Firwood property as well as others.

  24.  Are there Laundry Facilities at Firwood ?

There are four locations with low cost coin operated washers and dryers at Firwood. The Laundry Facilities are located in the 323 (lower level), 344 (NW end), 348 (middle front door), and 345 (lower level) buildings.  In addition, some apartments have washer and dryer hook-ups. ( They are the 1 bedroom smalls and the 2 bedrooms shown as 2 BR (no ** ) on the layout page)

  25.  Does Firwood have many Law Students ?

  28.  What is the Length of the Lease ?

The length of the lease varies based on the rate from 2 1/2 months to a year. See "Flex Rates".

  34.  Can I Move In or Out early ?

We will do everything we can to allow you to Move In early based on availability. If you need to Move Out before your lease is up, we will try to re-rent your apartment based on your written request but you will remain responsible until another occupant is found. You can try to find someone to take over and eliminate the liability while being assured of maximum deposit refund.

  35.  What are the Office Hours ?

  36.  What kind of Parking is available ?

While there is plenty of  Free Off Street Parking there are no garages or covered parking. (Sorry)

  37.  Are Pets permitted ?

Pets are permitted in select units with some restrictions and additional cost. Only one pet is permitted and it must be at least a year old. When permitted, there is a $100 non refundable deposit and the rent is increased $25 per month. No visiting pets are permitted without advanced approval.

  38.  Who do I call for Phone Service ?

While you have several Phone Service choices, you might want to consider one of the following:

 

 A T & T - Call 1-800-660-1000 or 1-800-660-3000 about 2 weeks in advance. Local service is     about $24 per month and if you add long distance, ask if there is a minimum     monthly service charges that your actual usage charges are subtracted from.     In addition, if you use a lot of long distance, check on their unlimited service     or consider Time Warners' service(see below)                            

 

A T & T is another provider that some use but we have no experience with them.                        

 

 Time Warner - Call (937) 294-6400 or 1-888-567-2318 about 3 weeks in advance. Their service   may unlimited long distance and has some extras included such as caller I.D., call waiting, etc.   This can be added to the Cable & / or Road Runner Package you receive from Firwood by calling   Time Warner direct at the above number.                              

Cell Phones - Some choose to cut their cost by using their Cell Phones.

  42.  Is there a Swimming Pool at Firwood ?

Yes, there is a very well maintained Swimming Pool that is opened from Memorial Day (late May-early June )and extended beyond the tradition closing date of Labor Day (early September) until October 1st.

Please review and observe all rules as posted for your safety and the safety of others.

  43.  Where is the nearest Post Office ?

The nearest U.S. Post Office is located just about one mile at Irving and Brown Street.

  44.  What are the Rent Rates and for How Long ?

Flex Rate is the term Firwood uses for the many choices you have for apartment rates. There are:

Three Flexible Rates:

( 1. ) - Years Lease - ( 11 months or more - Lowest Per Month Rate Average ),

( 2 .) - School Year - ( 8 - 9 months - Highest Rate but less total cost than a Years Lease  commitment )

( 3 ) -  Summer  - ( 2 - 3 1/2 months - available early May thru Aug. 15th  - Lowest Rate ).

Two Flexible Ways to Pay:

( 1. ) - Monthly Payments

( 2. ) - Semester or Two Payment Plan - Pays for the entire lease in two payments( save about 1 weeks rent)

Flexible All Inclusive Plan available - Firwood will pay your Electric, Gas, Cable, Road Runner, and / or Phone. The cost of this is added to your monthly rent and the actual cost is adjusted at the end of your lease. This is a break even program that saves you the hassle of establishing these services in your name then dividing and collecting from roommates. (a $3 monthly service charge applies) Click on "All Inclusive" at the top of this page to see the addendum and additional explanation.

  45.  Who do I call for Repairs ?

  46.  Who do I call for Road Runner ?

Road Runner is already installed in all apartments and is available from Firwood at an affordable rate by utilizing the All Inclusive Plan. While it must be obtained fro Firwood, it should be available immediately with no installation cost and can be upgraded to Turbo by calling Time Warner.            

  47.  How do I Secure or Reserve an Apartment ?

A minimum of $100 of your deposit is due with the application to Secure or Reserve an apartment. This goes toward the entire deposit (1 BR -$299, 2 BR $399, & 3 BR $499) and can be paid in payments as agreed with your application. A numbered waiting list is created during the January thru February time frame while we give current residents time to renew or apply for a different apartment. On or about March 1st we will notify applicants of the apartment assigned and in rare occasions offer an alternative. Generally, a waiting period does not apply other than January & February.

  48.  Where do I find Shopping and Restaurants Numbers?

  49.  Does Firwood provide FREE Shuttle Service to UD ?

Yes, Firwood provides FREE Shuttle Service to U.D. As shown below.

Free Shuttle to U.D. - Currently runs 4 times daily as follows:

    Mon., Wed., & Fri.       8:30,   10:30,   12:30,   &   3:00

This service is provided from Sept.  thru  April as scheduled  and is subject to change.  See lease for liability limitations

    Tues,   &  Thur..            8:30,   10:00,   11:30,   &   3:00

We'll take you to Founders Hall and pick you up about 5 minutes later than the above. You can get a ride after 7:00 pm from UD's "Mom's Limo" by calling 229-2124.

 A T & T - Call 1-800-660-1000 or 1-800-660-3000 about 2 weeks in advance. Local service is     about $24 per month and if you add long distance, ask if there is a minimum     monthly service charges that your actual usage charges are subtracted from.     In addition, if you use a lot of long distance, check on their unlimited service     or consider Time Warners' service(see below)                            

 

A T & T is another provider that some use but we have no experience with them.                        

 

 Time Warner - Call (937) 294-6400 or 1-888-567-2318 about 3 weeks in advance. Their service   may unlimited long distance and has some extras included such as caller I.D., call waiting, etc.   This can be added to the Cable & / or Road Runner Package you receive from Firwood by calling   Time Warner direct at the above number.                              

Cell Phones - Some choose to cut their cost by using their Cell Phones.  

  54.  What Utilities are included ?

While you can include all Utilities in our "All Inclusive Plan", Water and Trash is included in All apartments.

In addition, Heat and "Hot" Water is included in the 1 BR Lg.**   1 BR w/Den, 2 BR**   2 BR Lg.**   &  3 BR**  as indicated with the double star ( ** ) on the layouts.  Check out the All Inclusive Plan.

  55.  What are the Utility Cost Estimates ?

Utility Cost Estimates are available by going to the "All Inclusive" page available at the top of this page. This is a reasonable estimate but you may use less or more depending on your personal habits and is subject to the severity of weather and utility rate changes that are beyond our control. This is a "level" bill estimate with gas charges being higher in the winter and lower in the summer while electric is higher.

  57.  Does Firwood have a Sand Volley Ball Court ?

Yes, Firwood has a Sand Volley Ball Court so bring your V-Ball and ENJOY !

  58.  Is Water Included ?

Yes, Water is Included with All apartments and the Heating of the Hot Water is included in apartments that include Heat Paid (1 BR**, 1 BR w/Den,  2BR**, @br Lg**, & 3 BR**)

  59.  Who Lives at Firwood ?

While some have lived at Firwood many years, most are Graduate and other more serious students in addition to young professionals  just starting their careers.  All are welcome but we regret that we have very limited green space and playground facilities or other children friendly areas.
